Maintenance of central system heating boilers or floor heating should be done regularly. Maintenance should not be neglected.

Actions to be Taken at the Beginning of the Season

  • Grilles should be checked.
  • The water of the installation should be checked, if it is found to be missing, the water should be completed.
  • The chimney should be checked along with the sections from the heating boiler to the chimney.
  • It should be checked whether the circulation pump rotates easily. It can be controlled manually.
  • Pump fuses should be checked.

Daily Maintenance of Heating Boilers

  • Internal cleaning of the boiler room should be done every day.
  • Water leaks and ventilation issues should be revised immediately.

Weekly Maintenance of Heating Boilers

  • The boiler room must be washed with soapy water and bleach once a week.
  • Boiler smoke pipes should be brushed with the help of a cleaning brush.
  • Gasoline or diesel should not be used during cleaning.
  • Waste water pits and channels should be cleaned once a week. This will clear blockages.
  • General cleaning of the boiler room must be done on a weekly and monthly basis.

Monthly Maintenance of Heating Boilers

  • Safety valve should be checked.
  • Water level automatic, minimum water level cut-off automatic should be checked at least once a month by lowering the boiler water level slowly and truly to the minimum level.
  • The boiler and the entire system belonging to the boiler, pipe connections, holders, leaks in the valves, flanges and other faults should be checked. Any issues that appear to be problematic should be noted and corrected.
  • All leaking flanges and joints should be tightened, leaks should be prevented and renewed if necessary.
  • The switchgear and automatic system must be checked by an electrician.
  • The front smoke chest covers should be opened and the smoke pipes should be cleaned with the help of a brush 3-4 times a month on average. In addition, the institutions in the front and rear chests and the chimney connection line should also be reviewed and cleaned.
  • It should be checked whether the boiler safety valves are working or not. Shafts should be lubricated with the help of thin oil.
  • Loose nuts and bolts should be tightened and replaced if there is any malfunction.

Annual Maintenance of Heating Boilers

  • The boiler must be emptied first.
  • All hand and man holes must be drilled. The parts of the gasket that have remained stuck in such a way that the gasket surfaces are not damaged should be cleaned.
  • The inside of the boiler should be cleaned and washed with the help of pressurized water. If the boiler has made calcification, the limes should be cleaned and then washed.
  • All bearings must be lubricated. The fan, feed water pumps and fuel pumps should be maintained.
  • Man and hand holes must be covered. New gaskets should be added to these as well.
  • The boiler must be refilled with water.
  • Chimney cleaning should be done at least once a year.

Maintenance of Circulation Pumps

  • The strainers at the bottom of the pump and at the boiler outlet must be cleaned at least once a year. Pumps should not be operated without water. Although it is new, the shaft of the circulation pump, which has not been used for a long time, can jam due to the effect of sediment and scale in the water. In such cases, you need to turn off the switch. You should rotate the shaft a few turns with the help of a screwdriver. The application of each pump is as different as its shape. Therefore, operations should be carried out according to the user manual. If the pressure in the suction length of the pump is not sufficient, water should be switched to steam gas. This causes air bubbles to form in the system. Bubbles cause the system to make more noise and vibration than it should. It also degrades performance.

Maintenance of Expansion Tanks

  • Expansion tanks must be protected against freezing conditions. Therefore, their insulation should be checked. At the end of the heating season, if necessary, it should be painted against internal corrosion and cleaned at the same time. The connection pipes should be checked for leaks.
